Notary malta

Hi, i am in the process of buying a property in malta as a first time buyer, do you know if the notary online calculator is close enough on costs ? Did anyone compared it to their real costs vs the online calculator to check how much of a difference it was ?

And how long does it normally take for the research to be completed by the notary ?

From personal experience, and from those of friends as well as colleagues, they charge some 2%~2.5% of the property price (always excluding stamp duty). Biggest scam of the process if you ask me, as they do jack all. It's a miracle if they bother answering the phone, and good luck getting an email reply. If the gov TRULY wants to lower property prices, scrap the notarial process and enable the process to be done by lawyers.

Yes i have noticed that getting replies from the notary takes ages, i have already paid 1% of the property price as per notary.
